30-Day Action Plan for Home Sellers

Week 1

Sign Listing

Review showing tips and go over in detail my lists on property improvements and how to make thousands more on your property by interior and exterior improvements at minimal or no cost to seller.

Enter into regional multiple listing service (MRIS) and install lockbox.

Have message changed on seller's telephone to ensure that all agents showing property give ample notice and complete information on name, firm, and contact number -- in some cases, a lockbox that can be removed by seller when the seller is home.

Post sign, take photos, make brochures.

Call and/or write prospects that I have already on file.

Week 2

Agents open house -- notified by fliers, e-mail and notices to other firms.

Advertise in local paper with photo.

Advertise in metropolitan newspaper for open house.

Review progress with seller.

Week 3

Follow-up on people who came to open house. If they have an agent, speak with agent for feedback.

Mail-out to renters completed.

If necessary, review with seller why no offer in this market with such low inventory. Decide if low response is due to price, location, or competition and compare with other properties on the market.

Week 4

If no offer, then we must determine why we are being eliminated -- by agents or purchasers?
